ROOM-B SERVICED APARTMENTS TERMS AND CONDITIONS
- The Client agrees to pay rent and all charges to include apartment and, if applicable, house ware items, and guarantees payment of any uncollected rent and/or charges including unusual damage above normal wear and tear for the lease term outlined in the Confirmation of Reservation form submitted by Room-B. which accompanies each rental. Rent and all incidental charges will be invoiced and are to be paid in Pound Sterling.
- Upon confirmed move in date, the Client accepts financial responsibility for rental terms.
- The Client will expedite all rent and/or charges due to Room-B. Payment for the initial rental period booked and/or charges will be due on or before commencement of each tenancy and on or before each extended rental period or part thereof. Delinquent remittances will accrue interest at 1.5% above the Bank of England base rate per month or maximum allowable by law.
- The Client agrees to provide a firm written notice of move-out date equal to the initial rental period to a maximum of 30 days. Any extensions will be based on availability at that time.
Cancellation policy:
Stays of 3 - 6 Nights
Room-B must receive notification of cancellation for bookings from 1 to 6 nights in writing, at least 7 days prior to the actual arrival date. Where cancellation is received within this notice period Room-B will not charge any cancellation fee.
Where notification of cancellation is received less than 7 days prior to the arrival date Room-B will refund subject to the amount of notice given – e.g, if notice of cancellation is given 6 days before arrival, 1 night will be charged and 6 nights refunded.
Stays of 7 – 27 Nights
Notification of cancellation for bookings of 7 – 27 nights have to be received by Room-B in writing, at least 14 days prior to the actual arrival date. Where cancellation is received within this notice period Room-B will not charge any cancellation fee.
Where notification of cancellation is received less than 14 days prior to the arrival date, Room-B will refund subject to the amount of notice given – e.g, if notice of cancellation is given 13 days before arrival, 1 night will be charged and 13 nights refunded.
Stays of 28 + Nights
Notification of cancellation for bookings of 28+ nights have to be received by Room-B in writing, at least 28 days prior to the actual arrival date. Where cancellation is received within this notice period Room-B will not charge any cancellation fee.
Where notification of cancellation is received less than 28 days prior to the arrival date, Room-B will refund subject to the amount of notice given – e.g, if notice of cancellation is given 27 days before arrival, 1 night will be charged and 27 nights refunded.
Early Departures:
Early departures are subject to the lengths of stay and subsequent cancellation periods shown above.
Refunds will not be applicable for non-arrivals.
Additional Information:
- A credit card is required for the provision of additional services, such as telephone charges, extra beds, dilapidations etc, and can be used to cover all above charges during the residents agreed term, other than those charges agreed and paid for by the Client. Where a credit card cannot be produced the Client will assume all financial responsibility for any unpaid telephone charges or other costs incurred by the resident.
- No pets under any circumstances are permitted in Room-B serviced apartments.
- Guests should not move furniture, paint walls, hang pictures with hooks, or use any adhesives to attach pictures or posters. Any damage resulting from the above will be chargeable.
- All Room-B serviced apartments are strictly non-smoking.
- Noise should be kept to an absolute minimum in both communal areas and within the apartment, between 10:00pm and 8:00am
- Room-B do not accept any responsibility for loss or damage to guests personal items. Additionally, we recommend that provisions are made by the client prior to arrival.
- All keys and access fobs (if applicable) must be returned as indicated in the welcome folder upon moving out. If one or all of the above items are not returned upon move out, £100 will be charged for each set of keys and £100 for each key fob/access card/garage opener
- The rates are subject to VAT of 20% for the first 28 days and 4% thereafter.
- These terms and conditions will remain in effect for the duration of each tenancy.
